The Real Role of a Listing Agent

Buying or selling a home is one of the largest financial decisions one can make, which is why it is important to hire a real estate professional to assist with this process. You may have used a real estate agent when purchasing your home. The agent helped you in many ways to find the home of your dreams. Now that it is time to sell your home you will need to enlist the help of a real estate agent once again. When choosing a real estate agent it is important to base your decision on how well the agent knows the area, how well they know the market and what steps they will take to sell your home. Basing your decision on what price the agent told you they can sell your house for will only expose their short comings later along in the sale process.

A listing agent is the real estate agent that is hired by you the seller to help you sell your home. Their job is to represent your best interest at all times. It is not necessarily to go out and find a buyer for your home but to attract a buyer to come to them to buy the home. This is done through creating an individualized marketing plan for your home to include newspaper advertisements, direct mailers and internet marketing. Additional home seller services will also be tailored to meet your specific needs.
 
The Role of a Real Estate Agent in Pricing
 
Ultimately it is the decision of the home owner to set the listing price of their home. A real estate agent can provide you with a comparative market analysis (CMA) which will include a comparison of homes that have recently sold and are currently on the market. This will allow you to get a good idea of the market and your competition. There is no “magic number” for the price of real estate. It is only worth what someone will pay for it. The real estate market will determine the value of the home and together with your agent you should be able to determine the price. Setting a list price of your own home can be difficult since most likely you have a heap of emotions weighing in on the figure you choose. For this reason, evaluating the information provided in the CMA from your agent is the best way to set your list price.
 
Remember a real estate agent has NO control over the market, only the marketing plan. Never select an agent solely on price.
